Here’s the truth most real estate coaches won’t tell you: the majority of real estate content out there is what I call Sales Tourettes.

Nobody cares. And more importantly — that content doesn’t show up when your ideal client is typing their real questions into Google or asking ChatGPT.

The agents who win in 2026 will be the ones who create content that speaks directly to the fears, questions, and aspirations of their perfect customer. Content that makes them say: ‘How did they know that? That’s exactly what I was thinking.’

That’s what AI keyword research unlocks for you.

The Dinner Table Conversation Framework

One of the godfathers of marketing once said: if you can create a message that enters into the conversation your perfect customer is having with their spouse at the dinner table — you win.

Think about it. Right now, there’s a husband and wife sitting down to dinner, stressed about whether to sell their home this spring. They’re talking about:

    • Will the house appraise for what we need?

    • What do we need to fix before we list it?

    • How do we find an agent who actually knows our neighborhood?

    • What if the market shifts before we close?

That’s the conversation you need to enter. Not with a billboard or a postcard that says ‘I’m #1 in ZIP code 12345.’ With content that answers exactly those questions — using the exact words they use when they type them into Google.

That’s the power of keyword research done right.

Live Example: VA Loan Specialist in Kansas City

In this session, I walked through a live AI keyword research exercise for a client who specializes in VA loan buyers in Kansas City and surrounding areas.

Using Google Gemini, we uncovered three layers of keywords:

1. Low Intent (Browsing Phase)

These are people just starting to research. They’re curious but not ready to act yet. Examples:

    • How do VA loans work in Kansas City?

    • VA loan benefits for first-time buyers

    • Military neighborhoods near Fort Leavenworth

2. Medium Intent (Comparison Phase)

Now they’re comparing options and getting serious:

    • VA loan vs FHA loan in Kansas City

    • Best VA-friendly realtors in Overland Park

    • Do sellers have to pay VA loan fees in Missouri?

3. High Intent (Ready to Move Phase)

These people are ready. They know what they want and they’re searching for the expert:

    • VA loan specialist realtor near me

    • Best VA realtor in Kansas City metro

    • PCSing to Fort Leavenworth — who is the best agent?

The goal is to create content for ALL three phases — so you’re capturing potential clients early, building trust in the middle, and converting at the end.

Advanced Strategy: Semantic Entity Research

Here’s something most agents have never heard of — and it’s a game changer.

Google doesn’t just look for keywords anymore. It looks for entities — people, places, things, and concepts that are related to your topic.

So if you’re writing about VA loans, don’t just use the words ‘VA Loan.’ Mention related entities like:

    • Certificate of Eligibility (COE)

    • Jackson County Assessor’s Office

    • Fort Leavenworth relocation

    • Military housing allowance (BAH)

When Google sees all of those entities together, it understands you’re a real expert — not just someone who sprinkled a keyword into a generic blog post. That’s E-E-A-T in action.

The Total Addressable Market: Is Your Niche Big Enough?

Here’s a question I get from coaching clients all the time: ‘Patrick, is this niche actually going to make me money? Is there enough opportunity here?’

That’s where Total Addressable Market (TAM) research comes in — and it’s one of the most underused tools in real estate business planning.

For the Kansas City VA loan market, Grok gave us this data:

    • 20,000–30,000 veterans in the broader Kansas City metro area

    • 500–1,500 military families relocating in and out annually

    • A strong, recurring demand driven by stable military installations

Now think about it: if you capture just 10% of 1,500 relocating military families — that’s 150 transactions. In Kansas City, at an average commission, that’s life-changing income.

That’s not hope. That’s math. And the math came from 20 minutes of AI research.

The $450K YouTube Channel Case Study: Josh Finnegan

Let me tell you about Josh Finnegan in Charlotte, North Carolina.

Josh made a smart move — he left Chicago and started over in Sarasota. Then he had a realization: he knew exactly who was making that same decision. Every year, roughly 20,000 people leave Chicago for Florida.

He had lived the journey. He knew the fears, the questions, the process. He was the perfect advisor for this audience.

Quick-Start Checklist: Your First AI Keyword Research Session

    1. Choose your niche or ideal client (be specific — not ‘sellers,’ but ‘sellers who want maximum ROI before spring market’)

    1. Go to Google Gemini and type: ‘Help me find keywords for [niche] in [city/market] — include low, medium, and high intent’

    1. Ask for long-tail Q&A keywords: ‘What are the top 30 long-tail questions my ideal client is asking?’

    1. Run semantic entity research: ‘What related entities should I include in content about [niche]?’

    1. Validate your TAM in Grok: ‘What is the total addressable market for [niche] in [city]?’

    1. Build your content calendar: one blog post (or video) per keyword cluster
