The Moment That Changed Everything

Today I’m going to do a deep dive in YouTube channels and YouTube content — because if you’re a real estate professional not paying attention to this, you’re leaving hundreds of thousands of dollars on the table.

One of the famous YouTubers in the Keller Williams ecosystem was a guy by the name of Ken Jose. I was listening to some random podcast with Ken — I had actually coached Ken through his transition from Michigan to Florida. Then a video title caught my eye:

“One lead a day from YouTube.”

I was like, what’s that?

So I watched it. Ken talked about how he was generating new clients from YouTube. That caught my attention. I’d always been into content marketing, and video marketing had been part of the equation for me as a Tom Ferry coach for 10–15 years. But to hear Ken say, “Hey, I’m generating one lead a day” — that was interesting.

What he was explaining was the basic foundation of YouTube SEO.


Why YouTube SEO Is the Term You MUST Understand

If you’re not familiar with this term, this is the new term that you must understand deeply: YouTube SEO.

Most people didn’t realize that YouTube is the second largest search engine in the world.

When people go to Google and type in “what’s it like living in Florida” or “what are some of the best new construction communities in Orlando,” Google returns a bunch of different websites. But what started happening was Google actually began returning videos on the homepage.

Try this right now for your own marketplace:

  • “What’s it like living in [city / county / neighborhood name]”
  • “Pros and cons of living in [city name]”
  • “What to know before moving to [city name]”

You’ll quickly recognize something: that is your perfect customer doing online research. They want to learn more about your community, your neighborhoods, your cities — and those search terms will return YouTube videos… if an agent created one.

That’s classic SEO. It’s not fancy. It’s not anything more or less than that.


The Two Keywords That Unlock Everything

After studying this for years, I saw the same theme repeated over and over on every successful real estate YouTube channel:

👉 “Living in [city]”

👉 “Moving to [city]”

That’s it. That’s the big unlock.

Go look at any successful real estate YouTube channel right now. You’ll see those two terms everywhere in the titles — just different variations of the same formula.

The YouTube Retargeting Effect (Why This Builds Trust Automatically)

Here’s where it gets powerful.

Once a viewer watches one of your videos, YouTube automatically retargets them with another video — and another — for the next 30 days.

Imagine someone interested in moving to your community clicks one of your videos. They watch a little about new construction. Then a little about this city vs. that city. Then what to know before moving to… And YouTube just keeps serving them your content.

YouTube videos classically sit in the 5–15 minute range, with 7–15 minutes as the real sweet spot. Longer is better. Shorter is not.

So the consumer now watches 30 minutes, 45 minutes, even an hour of your content over a window of time.

When someone commits to an hour of your content, the trust, respect, and lead opportunity is earned. They’re comfortable with you. With your speech patterns. With your knowledge base.

That’s when they reach out — and whamo, the success is unbelievable.

It all worked. Because the formula is the same:

Know what the buyer wants. Know what Google knows they want. Create the video. Rank. Repeat.

Buyers want to know:

  • Pros and cons of living in [city]
  • Best neighborhoods in [city]
  • New construction in [city]
  • This city vs. that city
  • What to avoid before moving here
  • Why you shouldn’t move to [city]

Once you see it as a real estate professional, it’s so obvious. Of course they want to know this. Of course they want that comparison. Of course they want the honest insider take.

Your job is to be the agent who actually makes those videos.
